What Our Clients Had to Say About Working With The Brian Kondo Real Estate Team | Serdia & Brian












I received a call from Serdia asking about a home I had listed in Pickering and found out she owned a townhouse in Pickering, so I offered her a free home evaluation.


I assigned one of the agents on our team, Richard Forget, to provide her with an up-to- date evaluation. He did it in two steps. For step one, he went to the house and took detailed notes and measurements and asked a lot of questions. He then came back to the office to research and prepare a comprehensive comparative market analysis.


For step two, he met Serdia and Brian and presented his findings to them. He also showed them the benefits of using the Brian Kondo Home Buying and Selling System to assist them in selling their present home and purchase another one. They told him the plan was to move in about a year or so. Richard got their exact search criteria so he could add them to our custom Homehunter Service.


Just a few months later, they contacted Richard. Their plans had changed. They were moving out of province to Alberta, and they wanted to list asap! Richard did a quick comparative market analysis and this time, presented his findings virtually over Zoom. He found out that Serdia was moving with the kids to Alberta in just a couple weeks and Brian would stay back until the house was sold.


When Richard initially met them, the plan was to do some touch-ups and renos, such as updating the kitchen. Because this change in plans was unexpected, they were halfway through the updates. Regardless, we worked around all that and the frenzy of Serdia’s move to Alberta. The house ended up being pretty much vacant, but our stager did an exceptional job bringing in furniture and our photographer came in and did a great job with the pictures and virtual tour. Within a very short time frame, the house was on the market.


On the offer date, we received 7 offers and ended up selling the home for $80,500 over the asking price. Unfortunately, the home inspection revealed deficiencies that the buyer wasn’t willing to accept, so the offer died. Serdia and Brian became extremely worried. She was already in Alberta with the kids and Brian was stuck here in Ontario. Who would want the house with the deficiencies? Would they have to sell for less? And how long would it take to sell?


I tell our agents all the time: “When things go sideways, it’s opportunity time”. It’s a chance to show that we’re not there just for the quick, easy sale. We use our experience and expertise to solve problems, especially when things seem dire. Richard did a brilliant job alleviating Serdia and Brian’s concerns and came up with next steps.


He did a quick search of the MLS to see what was happening with the market. He determined that we were still well-priced. Based on what he saw, he thought we could increase the list price and still receive multiple offers. However, the market had started to slow so it was important to get it back on the market asap.


They took his advice and re-listed the house at the higher price. Richard then contacted the 6 agents whose buyers didn’t get the house the first time around. For legal reasons and to protect our clients from any future litigation, he also had to disclose why the previous offer had died. Even after this disclosure, we received multiple offers again, two from the first offer presentation. One of those two ended up purchasing the property for $7,000 more than the previous accepted offer.


Because of the changing market, it was important for Richard to make sure whichever offer we accepted had a quick closing date. That ended up being almost as important as the price. The market actually dropped between the acceptance date and the closing date. However, it did close and we had very happy clients, who were even more happy with Richard, as you can see below.
